Stock Condition information

Squared uses stock condition surveys to understand the condition of its homes and to inform future investment decisions.

Stock condition surveys were carried out by Michael Dyson Associates during 2021 and 2022, and survey information is currently held for approximately 87% of owned homes. The remaining 13% relate primarily to properties where access could not be obtained at the time of survey.

A further survey programme is planned during 2026/27 to:
• Complete surveys where access was not previously achieved.
• Refresh older survey information.
• Maintain a rolling five-year survey cycle.

Every property is intended to receive a stock condition survey at least once every five years. Surveys assess the condition, safety, performance and expected lifespan of key building components and include Housing Health and Safety Rating System (HHSRS) considerations.

Survey information is combined with other sources of property intelligence, including:
• EPC surveys.
• Gas servicing records.
• Electrical inspections.
• Damp and mould inspections.
• Fire risk assessments.
• Asbestos surveys.
• Void inspections.
• Customer reports and property inspections.

The results are used to plan capital investment, prioritise major works, assess Decent Homes compliance, support energy efficiency programmes and inform decisions about future investment, redevelopment or disposal.
